INVESTMENT STRUCTURE AND FINANCIAL PLANNING

GBI believes in short-term, mid-term and long-term investments in Real Estate, ranging from 1 to over 5 years. In any economic conditions, there will always be the basic need for shelters, especially with continuing population growth. If the economy is good with favorable interest rate, the market will be wide open for all kinds of real estate projects including high-end properties. When the economy is down and the interest rate is high, the needs for affordable homes and multi-family units are high. GBI management is searching for projects that make economical sense, and meet the objectives of its investors. GBI offers investors and strategic partners the following investment options:

Joint venture - GBI will work with land owners who have the option to contribute their land for development. The land value is determined by a reputable appraiser such as MAI (Member of Appraisal Institute). Profit sharing will be determined according to each parties contribution, and will vary by project. The land owner has the priority to get the investment capital contribution (value of the land at the time of the Joint Venture Agreement) before project completion. In addition, the land owner would share in the development profits at the completion of the project as stated in the agreement accepted by all parties.

Fund Raising for land acquisition through private offering - GBI plans to meet its financing needs for land acquisition and real estate development projects through its affiliates who raise funds from its members by means of private offerings.
